Jonathan, I just started reading "No, The Only Negotiating System You Need for Work and Home" by Jim Camp. The chapter I am reading now is on neediness. The points he is making and the examples are excellent. Where you have used "desperation" he would use "neediness". Different words but same result.

There's no doubt that those agents running around saying "Call Me" have a hint of desperation. Social Media is the new way of marketing, but ya gotta take some to to learn how to use it properly.

It seems like the agents who broadcast "Call me!" are feeling a little desperate in this economy. Networking in any form takes an incredible amount of patience and committment which a lot of people lack. It reminds me of the old term "Commission Breath" when people in any business are so pushy. Taking your time and building relationships is so important to longevity in this business.

I have had more people very interested in 1 on 1 consulting than anything else. I've even had a few mortgage brokers tell me that they've spent $65,000 on print advertising so my consulting fees are a drop in the bucket to them. Most people don't have a CLUE to the strategies of list building and even using Facebook to the max. I'm talking to them every day and I'm amazed at how little people really know. I think the key is finding the people that value that time is money. I much rather pay people that have more extensive knowledge in a subject matter than trying to figure things out on my own especially when I want results NOW.

LOL Dave, the free information to the paid modules is quite routine. ...and yep, everyone with 100 fans is a "Teacher." I guess figuring out the point of differentiation is the next step in this process.

I couldn't agree with you more Amy, time IS money. I know the Real Estate market is tough, but I am constantly surprised when I meet agents who don't have a marketing budget. It's Shocking!

Yep, demonstrating the value over print marketing is the next step. As we get more students and they achieve more we'll have lots more case studies to work with.

I think that people are getting tired of all the "free" information that is being pitched that only leads to the "really good stuff" that costs money. I think that information is a valid product that can certainly be marketed, but seems to me that anyone who has more than 100 fans fancies themselves an expert and worthy of being paid.

So, even when someone like you has good information and should be compensated for that information, you get lumped into the same category as all the others who seem to want to take advantage in this age of the "new media."

It goes back to: People want something for nothing! I am pretty Facebook savvy and have tried to share my knowledge with people in my sphere of influence. But sometimes people want or require more time than you have to give them. And when I suggest setting up a one on one time and charging a fee for it, they become outraged. My time is valuable and my knowledge is worth something as well.

I think with the real estate market being what it is right now (not the greatest), many realtors are feeling the pinch. They want to keep up their "traditional" marketing methods (Real estate magazines, newspaper ads, etc) as well as learn online / less expensive methods. The key is getting people to the light bulb point of understanding that re-allocating some of their marketing $ from print advertisements to social media will really save them money in the long run.

We are excited to use facebook for marketing and equally excited that it is free and has the ability to reach buyers, sellers and other realtors, and it is free. We've been paying for advertising and paying a lot for years. So thinking that maybe facebook is a little niche that we can use and not cost is a bright little light for us. There is value in the training for using facebook, butwe've been stumbling through on our own, so do we need to pay someone to help us and is there that much more that you can show us that we can't find out for ourselves?

definitely it's the Real Estate factor.
Agents are desperate for income now, lots of investors are looking into ways to invest out of state (well, it depends where is the best value for the dollar invested). Referrals is a good way to share the pie of the RE commission. No-one is willing to lose a customer even if the return is just a couple hundred bucks.
Well, and behind of all, there was probably some good targeting done from the Fan Page admin part. Now all the growths is like an geometric progression. Good Luck and thanks for the tool!

What a great insight. I usually post updates to my blog ( http://TheWarrenReport.info ) late morning or early afternoon, followed by posting it to Twitter and FaceBook friends. I then add the link to my Business (Fan) page ( http://tinyurl.com/KarenandWarrenOwen-FBFanPage ) and I'm done. Hopefully I can reach a totally new mix of viewers by varying posting times to each of these venues. So utterly simple! Thanks for sharing.

I find it incredibly interesting that you put quotes around "Listening" Jeff.

As far as I know, any interaction off the page will ALWAYS come from your personal profile. Sometimes you have to be willing to step outside of the brand and give people some personal interaction, it's called being genuine. In the end, people want to do business with people.

Absolutely right. Even just using the "like" button gets people to read your ideas, posts and articles.

Absolutely true. The public can see who we are, what we are, and find out whether we're real or just some canned marketing creation. Those who are real demonstrate that by what they say and how they present their on-line image. And it usually doesn't take long for those who are in it just for themselves to expose themselves for who and what they really are. Again, great post...always glad to see there are still others out there who these morals.

Exactly. This same sort of conversation has been going around my association, lately. Many feel that educating on Social Media for REALTORS is a waste of time. And truth be told; even the most tech savy people need refreshers every once in a while.

Not only is the internet the "Great Equalizer," but it gives us a chance to run a truly transparent business where people have a chance to get to know who we are before they chose to work with us. For anyone that's good at their job, this is a blessing.

You're right Nina, old marketing techniques will not work in our New Media world. There are much better ways to connect then "Just Sold" postcards. It's up to us to innovate those new ways and use them to connect with our sphere.

I think posts like this are important to get conversations going on the topic. I don't want you to abuse this poor guy ;) I'm willing to bet it wasn't even him...I bet he hired someone to run his account and this is what they did (giving him the benefit of the doubt.)

BTW- It's people like us and discussions like this that will bring our industry into the new millennia.

Marketing in Social Media is so much like real life that these people don't get it. They think they're writing copy for a sales letter when they should be thinking about how they network at the local chamber mixer. It's still new and people need to learn what's right and what's not.

Our community is finally coming together so we can lead by example. this guy was an example of what NOT to do, however this post and the conversation around it have turned into a great example of what TO do.

Thanks for your insight Jason, don't be a stranger.

Well of course there are those "Hey I loved your article...I thought it was very relevant to my business" comment with a link to some generic real estate landing page. Those, of course, get an immediate DELETE!

Great post, Jonathan. The most those of us with a conscience and integrity expose those who are just in it for a buck, the better off our industry will be. I checked out Russell's FB page, which lists oodles of web sites. One of his sites is called "WeDidItAgain.com. What a name! That pretty much says it all -- pompous, arrogant, all-about-me. There are way too many of those in our business.

Thankfully, the internet has become the great equalizer, as those like Robert expose their lack of class and arrogance for all the world to see. They think they're making points and getting "exposure," but the savvy internet buyer and seller is looking for more than a fancy car, a wink and a fat cigar.

If I'm a buyer, I want some who cares about me and who will treat my like I'm their only client -- not someone who can boast and brag all night long. Fortunately, there are enough of us who pride ourselves on delivering Golden-Rule service to our clients!
